Every Rent Figure Confirmed With the Community Before You See It

The number that made you click is rarely the number on the lease. Between advertised rent and your real monthly cost sit expired specials, floor-plan fine print, and a stack of fees no banner mentions. Verification is the craft of closing that gap before you drive anywhere.

Free for renters — communities pay our referral fee. No obligation to lease.

$0

What a renter pays us. Our fee is a referral fee from the community you lease at — never from you.

In writing

How every rent, special, and fee reaches you — dated, with the name of the office that confirmed it.

Why this matters

What it costs to do nothing

Stale pricing isn’t a scandal — it’s a workflow problem. Listing sites ingest rents from feeds that communities update on their own schedule, so a price can sit for weeks after it changed. Meanwhile revenue-management software at many communities reprices units daily. Add fees that only appear on the application screen — admin, amenity, valet trash, mandatory packages — and a renter who budgeted from a banner can be a hundred dollars a month off before touring a single unit.

Why clients choose us for verified pricing search

  • Our confirmation calls follow a checklist, not vibes: today’s rent on your specific floor plan, every running special and its expiry, the complete move-in and monthly fee schedule, and whether a unit actually exists for your dates.
  • Everything reaches you in writing with a date and the source attached, so when a leasing office quotes something different at the tour, you have the earlier figure to hold up — and we make the call to reconcile the two.
  • Because rents at revenue-managed communities move daily, we re-confirm any figure that has aged past its usefulness before you apply. A quote we consider stale is re-verified, not repeated.
  • Verification is comparative. Confirming five communities on the same day lets you weigh them on true monthly cost — rent plus mandatory fees — instead of comparing five banners written by five marketing teams.

The practical answer

What a verification pass covers, in order: base rent for the exact floor plan and lease length you want, since twelve and seven month terms often price differently; specials, with their expiry dates and whether they’re on the unit or the building; one-time costs — application, administration, deposit alternatives; recurring add-ons — pest, trash, package, amenity, and required insurance minimums; and availability, meaning a unit number or a realistic date, not “we always have something.” The result is a one-page picture of true monthly cost per community. It is not a guarantee — pricing authority always stays with the community — but it is the community’s own number, freshly given, in writing, with a date on it. That is a different thing from an advertisement.

Common questions

Why would a listing site show the wrong rent?

Rarely from bad faith — mostly from lag. Sites syndicate pricing from feeds that communities refresh on their own schedule, while many communities reprice daily with revenue-management software. The feed shows the rent from whenever the last update ran; the leasing office quotes the rent from this morning. Verification means going to the office, not the feed.

Can a verified price still change before I sign?

Yes, and honesty requires saying so. Communities own their pricing, and a quote can move between our call and your application — that is exactly why every figure we send carries a date. If a number shifts, the dated quote gives us standing to ask the office to reconcile it, and to re-verify on the day you apply.

What is “true monthly cost” versus advertised rent?

Advertised rent is the base figure marketing leads with. True monthly cost adds the mandatory recurring items — trash, pest, amenity or package fees, required insurance — that appear on your actual bill. Two communities advertising the same rent can differ meaningfully once those are added, which is why our comparisons are built on the full column, not the banner.
