A Licensed Professional Runs Your San Antonio Apartment Search. You Pay Nothing.
Tell us your budget, dates, and must-haves. We confirm current rents, specials, and fees directly with communities across the metro, put them in writing with dates attached, and stay on your file until you have keys.
Free for renters — communities pay our referral fee. No obligation to lease.
$0
What a renter pays us. Our fee is a referral fee from the community you lease at — never from you.
1 day
Our target from your first conversation to your first list of verified options.
40+
San Antonio communities in our verification tracker, re-confirmed before any figure is quoted to you.
In writing
How every rent, special, and fee reaches you — dated, with the name of the office that confirmed it.
Why us
Why renters use a locator instead of going it alone
Licensed, not a listing site
A listing site is an advertising feed: the order you see apartments in reflects who paid for placement, and nobody there answers for what a page told you. Your search here is run by a person holding a Texas real-estate licence, sponsored by a brokerage, and answerable to a state regulator for every figure passed along.
Verification before recommendation
No community reaches your list on autopilot. First we contact its leasing office and confirm today’s rents, current specials, the full fee schedule, and actual availability — then we date what we were told. An office that won’t confirm its own numbers doesn’t make the list.
Free means free — here’s the mechanics
Apartment communities set aside a marketing budget to fill units. When you lease somewhere we introduced, the community pays us a referral fee out of that budget. Your quote is the community’s own published rate either way — the fee never gets added to your rent, and skipping us wouldn’t lower it.
One owner per search
From the first call to the day you sign, the same licensed person runs your file and picks up when you ring. If a quoted unit is gone or a special quietly expires, the person who built your list is the one who reworks it — not a queue, not a chatbot.

How we compare

A Licensed Locator vs. Listing Sites & Apps
The listing sites are where nearly every San Antonio search starts, and for good reason — nothing matches them for instant browsing at midnight. The question is what happens after the browsing, when a number on a screen has to become a number on a lease.

A Licensed Locator vs. Calling Communities Yourself
Ringing the leasing office yourself is the most direct research method there is — the answer comes straight from the source, no middleman, no feed lag. It is also a part-time job. This comparison is really about whose hours get spent, and what a comparison across offices is worth.

A Licensed Locator vs. Driving Around Looking
The oldest search method in Texas: pick a part of town, drive it, and call the numbers on the banners. Everyone who’s done it learned real things from it — and everyone who’s done it has lost a weekend to it. This page is about keeping the first part and losing the second.

Common questions
What exactly is an apartment locator?
A licensed real-estate professional whose job is finding, verifying, and comparing rental communities on a renter’s behalf. In Texas the work legally requires a real-estate licence under a sponsoring brokerage, regulated by TREC — which is what separates a locator from a listing website: a named person is accountable for what you’re told.
How is the service free — what’s the catch?
Communities budget marketing money to fill vacant units, and when you lease somewhere we introduced, the community pays us a referral fee from that budget. Your rent is the community’s own published rate with us or without us — the fee never touches your quote, and there is no charge to you at any point.
How fast will I see options?
Our target is one working day from the scoping conversation to your first written list. Every community on it has been confirmed by phone before you see it — current rent for your floor plan, specials with their expiry dates, the full fee schedule, and real availability for your dates.
Which parts of San Antonio do you search?
All of them. The six district guides on this site cover the metro’s broad rental geography — from the Medical Center’s deep inventory to the new construction west of Loop 1604 and the Brooks-anchored South Side — and one search can span any mix of them.
Do I have to lease from your list?
No. There’s no contract, no exclusivity, and no fee if you walk away. If the first list misses, we rework it; if you find your own place instead, no hard feelings. The list is yours to use, not a leash.
Tell us what you need. We’ll bring back the verified version.
One conversation to scope your search, one working day to your first list — every figure on it confirmed with the community and dated before it reaches you.
