What an Apartment Locator Actually Does — and Why It Costs You Nothing

Most renters have never used a locator, so the pitch sounds suspicious: a professional runs your whole apartment search and you pay nothing. This page lays the mechanics on the table — what the job is, who really pays, and what Texas law requires of the person doing it.

Free for renters — communities pay our referral fee. No obligation to lease.

$0

What a renter pays us. Our fee is a referral fee from the community you lease at — never from you.

1 day

Our target from your first conversation to your first list of verified options.

40+

San Antonio communities in our verification tracker, re-confirmed before any figure is quoted to you.

In writing

How every rent, special, and fee reaches you — dated, with the name of the office that confirmed it.

Why this matters

What it costs to do nothing

Searching alone in San Antonio means working from advertising feeds where half the “available” units are gone, quoted rents are weeks old, and the communities shown first are the ones that paid to be there. Renters routinely burn two or three weekends touring places that never matched their budget once the real fee sheet appeared. The problem was never effort. Nobody in that loop owes you an accurate answer.

Why clients choose us for free apartment locating

  • In Texas, apartment locating is licensed real-estate activity. The person running your search holds a real-estate licence, works under a sponsoring brokerage, and is regulated by TREC — a listing website is none of those things.
  • The work runs in a fixed order: a scoping conversation, a shortlist built against your criteria, verification calls to each community, then a written list with dated figures. You see the method before you commit to anything.
  • We are paid a referral fee by the community you lease at, out of its marketing budget. That is the entire business model — no charge to you at any stage, and no markup hiding in your rent.
  • You keep every decision. We narrow, verify, and schedule; you choose which communities to tour, which to apply to, and whether to lease at all. Walking away costs you nothing.

The practical answer

Here is the full arc. It starts with a conversation — budget, move date, size, commute anchors, must-haves, deal-breakers — that usually takes fifteen minutes. We then pull candidates from our tracked San Antonio communities and cut the list to the ones that genuinely fit, rather than sending forty links to look busy. Each finalist gets a verification call before you see it: current rent for your actual floor plan, running specials, the complete fee schedule, and true availability for your dates. Your list arrives in writing, typically within one working day, with each figure dated. From there we book tours around your schedule, help you sequence applications, and stay on the file until you have keys. One licensed person owns the search the whole way.

Common questions

Who actually pays you, if I never do?

The apartment community does. Communities budget marketing money to fill vacant units, and a referral fee to a licensed locator comes out of that budget when a renter we introduced signs a lease. The community pays it after you lease, and your rent is the community’s own published rate — identical for renters who arrive through us, a listing site, or their front door.

What does “licensed” mean for me in practice?

Apartment locating in Texas is real-estate brokerage activity, so it must be done under a real-estate licence and a sponsoring brokerage, regulated by TREC. Practically, it means a named, accountable person stands behind what you’re told — with required disclosures, record-keeping, and a regulator to answer to. An anonymous listing feed carries none of that accountability.

Am I obligated to lease from your list?

No. The list is yours to use or ignore. If nothing on it fits, we rework it; if you find a place on your own, no fee and no hard feelings. The one favour we ask: name us on the guest card or application at a community we introduced, since that is how the community knows to pay us instead of you.

Do you cover all of San Antonio or just certain parts?

The whole metro — from the Medical Center and the far West Side out to Stone Oak, the I-35 corridor, and the growing South Side around Brooks. We also run specialized searches for particular situations; tell us yours and we’ll shape the search around it.

Tell us what you need. We’ll bring back the verified version.

One conversation to scope your search, one working day to your first list — every figure on it confirmed with the community and dated before it reaches you.
